    How we design a private home gym: from first visit to first session

    A home gym is not a furniture order. It is a room, and rooms are designed. Most home gyms disappoint because they were assembled — a floor, some machines, a mirror — rather than planned around how someone actually trains. Here is how we do it instead, in four stages, and what to expect at each.

    01 · Consultation

    Sixty minutes, on site or by video. A senior trainer and a designer are both in the room. We ask what you train for, who else will use the space, whether it is a room you will show guests or hide from them, and what it should be made of. We measure and photograph. Nothing is sold at this stage; it is complimentary, and it ends with a scope and a typical investment range.

    02 · Design

    This is the part most people skip, and the part that matters most. The trainer writes the programme — the movements, the loads, the sequence. The architect translates it into a plan: where the free-weight wall goes so the mirror is useful, where the rower stores, where the light falls at six in the morning, how air moves between the wet and dry zones if there is a sauna or an ice bath.

    You receive CAD drawings, a materials palette, a lighting and ventilation scheme and an itemised specification. Timber species, leather colour and hardware — brass, steel or copper — are chosen against the room. The investment is confirmed here, before anything is built.

    03 · Workshop

    While site works are being scheduled, the equipment is built. Our joiners hand-turn the dumbbells and kettlebells, joint the benches and racks, and build the sauna and plunge cabinetry in solid hardwood. Every piece is load-tested before it leaves. Running the workshop and the site in parallel is the main reason most projects complete in four to twelve weeks rather than six months.

    04 · Build and handover

    One contractor, one project manager, one delivery date. Our team does the floor, the walls, the mirrors, the mechanical and electrical, and the joinery, then installs the equipment. Handover is a first session with the lead trainer in the finished room, and aftercare follows: annual service, re-oiling, and layout changes as your training changes.

    Why one team matters

    The industry’s two halves rarely meet. Architects do not programme training; trainers do not draft elevations. The result is rooms that look beautiful and do not work, or rooms that work and look unfinished. Having both disciplines at one table, and a workshop behind them, is the whole idea. It is also why the room gets used.

    Commercial gyms look like car parks because they are furnished like car parks: welded steel, rubber cladding, chrome. It is the right answer for a floor of two hundred members. It is the wrong answer for a room in a house. Here is what changes when the equipment is made of wood, and what does not.

    Sound

    Steel and rubber amplify. Wood absorbs. A dumbbell set down on a walnut stand makes a soft knock; the same weight on a steel rack rings through the slab. In a family home, where the gym is at the end of the kitchen or above a bedroom, this is the difference between training at six in the morning and not. Our water rower and self-powered treadmill are chosen for the same reason: no motor, no fan.

    Aesthetics — and use

    A gym that looks like a room you would live in gets used. That is not a design opinion; it is what we see in aftercare visits. Rooms with a walnut dumbbell stand and an ash bench stay in use for years; rooms furnished from a commercial catalogue become storerooms. Wood is warm in the hand and warm in the room, and it ages — it does not date.

    The engineering question

    Is wooden equipment as strong as steel? For the training most people do at home — dumbbells, kettlebells, benches, rowing, running, bodyweight — yes, comfortably. Our pieces are solid hardwood, through-jointed, with brass, steel or copper wherever load is carried or something pivots, and every piece is load-tested before it leaves the workshop. For heavy compound lifting, the squat rack puts steel where the bar lands and timber everywhere the eye does. Wood is the finish and the structure; metal is used where metal is right.

    Longevity

    Rubber perishes, chrome pits, and welded steel ends up in a skip within a decade. Solid wood can be sanded and re-oiled; a brass hinge can be replaced without replacing the bench. Every piece we make is built to be repaired, which is the quiet reason a Home Gyms Design build carries roughly one-fifth the carbon of an equivalent commercial fit-out. It is not a story we tell. It is the way the workshop runs.

    Sustainability, honestly

    Timber is a renewable material and a carbon store; rubber and steel are neither. But the bigger sustainability win is simpler: equipment that lasts thirty years and never needs replacing. Buying once, well, beats buying anything green twice.

    How much does a luxury home gym cost in 2026?

    The honest answer is “it depends on the room”, and the useful answer is a set of numbers. We have designed and built private gyms for ten years, in London, New York and Dubai, and the projects fall into three bands often enough that we price them that way. Here is what each band buys, what pushes a project up or down inside it, and where the money is well spent.

    The three bands

    Compact — from £25,000. A spare room, a dressing room, a corner of an apartment; up to about 15 m². Space assessment and layout plan, floor, wall, mirror and lighting, and a curated equipment package chosen for the programme rather than the catalogue. This is the tier most people underestimate: a well-planned 12 m² room trains better than a badly planned 40 m² one.

    Signature — from £75,000. A dedicated room, a garden studio or a basement conversion; 15 to 40 m². Architectural design and engineering, a bespoke wooden free-weight wall built in our workshop, and one piece of recovery — a sauna or an ice bath. This is our most common commission.

    Estate — from £200,000. Country houses, estates and multi-room facilities; 40 m² and up. A full architectural team, a custom wooden equipment range, and a complete recovery suite with hot and cold. At this scale the gym is usually one part of a wellness wing, and the design work runs alongside the house architect.

    What moves the number up

    • Groundworks. Basements are the most rewarding rooms and the most expensive to prepare: waterproofing, head-height, drainage for a plunge, and getting materials down the stairs.
    • Recovery. A combined sauna, a steam room and an ice bath each bring their own mechanical, electrical and ventilation work. Design them in from the start and they cost a fraction of what they cost to add later.
    • Bespoke equipment. Hand-turned walnut dumbbells cost more than chromed steel. They also last a lifetime and can be re-oiled rather than replaced, which is why our builds carry roughly one-fifth the carbon of a commercial fit-out.
    • Acoustics. A gym above a bedroom or beside a study needs a decoupled floor and a considered ceiling. Skipping it is the most common regret we hear from people who built with someone else.
    • Integration. Lighting scenes, sound, climate and the recovery suite on one simple control. Worth it if you will use it; not worth it as a feature.

    What costs less than people think

    Mirror walls, good lighting and proper ventilation are the three things that make a room feel expensive, and none of them is. A mirror wall is measured joinery; lighting is a design decision, not a budget line; ventilation is a fan sized correctly in the first drawing. The cheap-looking rooms are the ones that skipped these and spent the money on machines.

    What to watch for in a quotation

    Ask who is building the equipment, who is installing it, and whether they are the same company. Ask what floor depth is specified for dropped weights, what ventilation rate for cardio, and how the sauna and plunge are drained. Ask for a single delivery date. The quotations that cannot answer those questions are the ones that grow.

    Luxury home gym design trend — wood, stone and natural light

    A note on what’s actually changing in private gym design this year, and what isn’t.

    Most of what gets called a “trend” in home-gym design isn’t a trend. It’s a colourway. Sage green walls, terrazzo floors, brushed brass dumbbells. None of it changes how the room trains, how it lasts, or what it costs to run.

    The shifts that actually matter this year are quieter, and they’re structural. Three of them are worth a paragraph each.

    The recovery room has moved next door.

    Five years ago, “home gym” meant a room of free weights and a mirror. Now, more than half of the briefs we take on include a recovery suite — sauna, ice bath, sometimes red-light. The boundary between training and recovery has dissolved, and the room layouts follow. We design wet and dry zones together, with passive ventilation between them, instead of treating recovery as a separate plumbing project bolted on at the end.

    Wood is replacing rubber.

    Rubber-tile flooring is the default, and it shouldn’t be. It off-gasses, it dates within a decade, and it has no second life. The high-end brief is moving toward solid wood with a sport finish, occasionally over a layer of cork for shock-absorption — beautiful, durable, repairable, and (this matters now) carbon-positive over its life-cycle. Ten years ago this was a bespoke ask. Today it’s the starting point.

    The room is sized to the programme, not the other way around.

    We used to lay out a room and then pick equipment that fitted. The better way around is to ask what the client trains, then design the space backwards from that. A 25 m² room programmed for a strength-and-conditioning routine plays bigger than a 50 m² room filled with cardio machines no one uses. Programme-led design takes longer at the briefing stage. It saves a third of the floorplan, and it’s the difference between a gym that gets used and one that becomes a storeroom.

    Sound, light, and air.

    The three things clients used to forget about now arrive first in the brief.

    Sound, because a private gym at the end of the kitchen is no longer a sealed basement room. Footwork through a 5am session has to land in the dropped slab, not the bedroom directly above. Acoustic floors and ceiling-decoupled lighting do most of the work. The rest is room geometry — break a long wall, kill the slap echo, and the room sounds like a studio instead of a corridor.

    Light is harder. The trend we’ve watched arrive over the last eighteen months is daylight-first. South-facing rooms with a deep reveal, north-facing rooms with a lightwell, and in basement builds, full-spectrum LED that shifts colour temperature through the day. Cooler at 6am, warmer at 8pm. It sounds excessive on paper; in the room, it changes how often the room gets used.

    Air sits underneath both. Most home gyms are still built with domestic-grade HVAC and a tower fan in the corner, which is fine for a Peloton and brutal for a barbell session. We’re now specifying a six-to-ten air-changes-per-hour fresh-air feed as standard, separate from the rest of the house’s mechanical system. The brief gets thicker, the M&E sub-bill goes up, and the room becomes usable in July. Sauna and ice-bath rooms in particular can’t share air with the gym — the humidity is incompatible. We design those as separate volumes from the start.

    None of this shows up in a glossy interior photograph. It shows up in whether the room gets trained in seven days a week or three.

    A note on equipment longevity.

    One last shift worth naming. The client conversation has moved from “what’s the latest” to “what’s still here in ten years.” A rack with welded steel and a wood facia outlasts a powder-coated assembly bought online. A platform built from oak with replaceable rubber strips outlasts a bonded composite tile. Equipment that can be re-shod, re-stained and re-cushioned outlasts equipment designed to be replaced.

    That changes the design conversation. It moves us closer to architecture — where you specify materials for a fifty-year horizon, not a five-year one — and further from retail. It also explains why our workshop is the shape it is. Most of what we build is a one-off. Most of what we install is a one-off. The trend isn’t bespoke for its own sake; it’s bespoke as a durability strategy.

    None of these are trends, exactly. They’re course-corrections. They make rooms that train better, last longer, and cost less to run. That’s the only kind of change in this industry worth tracking.
